Gam Properties is happy to launch their new mortgage facility funded by a major financial institution who are proud to associate themselves with this scheme - the first of its kind for people living in the diaspora and interested in building their dream home in The Gambia.
The facility allows you to access funding to build your dream house in The Gambia. Successful applicants will need a minimum deposit of £5,000 payable to the nominated Contractor and deducted from the cost of the house, whilst Gam Properties will fund the remainder of the property price. The more deposit paid, the lesser your monthly instalment repayment will be.
We will provide finance to eligible applicants for the construction of off-plan buildings or improvement of residential property in The Gambia. Funding can be up to a maximum of 100% of outstanding balances of project cost and will be in Gambian Dalasis directly to the nominated contractor. Repayments will be wholly in a foreign currency (£Sterling or US Dollar).
Construction of your house will only commence after full deposit is received by nominated Contractor and will be completed in approx. 1 year. The Contractor will be nominated from Gam Properties' approved list of Contractors.
Funds will be disbursed to contractor in stages commensurate with the progress of the works.
If the loan is approved, repayments of the loan amount will be paid over a period between 5 - 10 years, subject to status.
The process will commence by you downloading and completing an income and expenditure form, and then answer a set of questions to applicants. Once these forms are completed they can be e-mailed to enquiries@gamproperties.com. You will have to also provide documentary evidence of; proof of employment, 3 months recent payslips, copy of passport, 3 months recent bank statements, 2 utility bills (gas, electricity or telephone) and 2 personal referees.
The income and expenditure form will give us an indication of your net disposable income and assist us in establishing whether you can meet the repayment for the chosen house type. We will advise you to choose a less expensive house type should you not meet the criteria for the house originally chosen.
In addition to the above forms, you will be required to sign an agreement of commitment for us to start the loan process. We will inform you of the outcome in about 14 to 28 days.
Upon receipt of the above, and should you be successful in your application an appointment will then be arranged with you in our office, when a formal loan application bearing all the details you have already supplied us will be completed by you. A mortgage agreement and the Construction Contract will also be prepared for your signature. The minimum deposit and a standing order/direct debit mandate for all subsequent monthly repayment must be received before work commences on your house.
If you live outside of the UK or find it impossible to come to our office, we will send you the application form through the post. We will also send you the Contractor's bank details for the transfer of your deposit and arrange for your monthly repayment to be paid directly from your bank account.
If you have a land already, you will provide details of location and appoint a power of attorney in The Gambia to act on your behalf. We will carry out our own due diligence and apply for planning permission etc. We can also assist you to buy land to satisfy the mortgage criteria.
Your home is at risk if you do not keep up with your monthly repayments on a mortgage or other loans secured on it.
You will take out Life and Home Owners Insurances Policies and will be required to open a bank account with the mortgage provider.
