What to do…
1. Applications
You can apply direct using our online application form (CLICK
HERE) or arrange for one of our consultants to meet you to
discuss your complete requirements
Your application will be vetted by one of our sales team and their decision
will be communicated to you by post or via email as directed by you on
your application form, subject only to receipt by Gam of the required
deposit with applications.
2. Payment procedure
A deposit is required to be paid regardless of the financing package
opted for by the applicant; the following milestone payments will apply
PRIOR to the commencement of each stage and Gam will raise invoices and
statements of accounts to clients :
a) 10% deposit with Agreement of Sale
b) 25% for Stage 1: incoming services (where available, see optional extras
where services infrastructure not available) and works to slab level
c) 25% for stage 2: works to lintel level including first floor slabs
and stairs where appropriate
d) 20% for stage 3: works to superstructure where appropriate and roofs
e) 10% for stage 4: works to mechanical and electrical, windows, doors
and joinery items
f) 10% for stage 5 : works to floors, walls and ceiling finishes including
external works, drainage, fencing, landscaping
The above stages will be certified as complete by an independent firm
of architects based in the Gambia.
3. Methods of financing
a) Self financing
This is the most prevalent manner property buyers have these days for
funding the construction of their homes. We at Gam have however sourced
alternative means of making buying painless as shown below;
b) Mortgage
Gam are acting as agents for a financial institution based in the Gambia
who will offer mortgages to eligible residents and non-residents of the
Gambia.

Having carried out the preliminary screening, omce satisfied, the applicants
details are forwarded to the financial institution for final approval,
a process that takes 2 weeks. The lender will retain title on the land
until amounts borrowed completely repaid.
c) Gam Flexible payment terms
We are conscious of the fact that most people have their hearts in the
right place but may not be able to realise their dreams due to the high
capital cost involved in building one’s home and the cyclical nature
of the level of our disposable income.
We have therefore formulated the ‘Little by Little Easy Finance
Plan designed to kick in only when the client is ready. It is a simple,
no hassle, no pressure on ones finances which allows investors to
i) pay for the stage payments as they can afford
ii) build up finances for each stage by making interim payments to Gam
Properties stakeholder accounts; once payments reach the required amounts
for each stage, works will then commence and notification of this is confirmed
to client.

4. Agreements
Once funding arrangements are resolved, applicants will then execute
our agreement of sale. This document will become binding on both Gam and
the client; the former to discharge their obligation to build to chosen
house type and the latter to pay in accordance with the payment arrangements
chosen.
